Every four years, Higley 1000 releases a list that ranks the country’s most affluent neighborhoods. They use the Census Bureau’s American Community Survey to develop the list. Curbed recently used that information in addition to New York City’s GIS mapping tool to find out where the wealthiest New Yorkers live in the five boroughs. They discovered most live in Manhattan with one exception. Here are the top 10:

  1. Upper East Side/Carnegie Hill: $311,109

  2. Soho/Tribeca/Civic Center/Little Italy: $235,555

  3. Turtle Bay/East Midtown: $196,721

  4. Lincoln Square: $188,144

  5. Battery Park City/Lower Manhattan: $185,275

  6. Midtown/Midtown South: $184,315

  7. Hudson Yards/Chelsea/Flatiron District/Union Square: $182,129

  8. West Village: $180,247

  9. Brooklyn Heights/Cobble Hill: $169,555

  10. Upper West Side: $161,300

What do most of these neighborhoods have in common? Each has their own charm, their own distinct feel, their own lifestyle.

For instance, the Upper East Side, New York’s richest neighborhood, is home to Museum Mile and lavish condo buildings like the Gold Coast. The area demands elegance and the finer things in life, and that is why it attracts wealthy buyers.

Traveling further south, people with higher incomes are now buying in Chelsea and the Flatiron district due to the construction of the High Line. It gives midtown New Yorkers a much-needed dose of fresher air and greenery and a safe place to for a stroll.

Brooklyn Heights, a neighborhood situated just over the Brooklyn Bridge across from Lower Manhattan, is the only neighborhood on the list not located in Manhattan. The area is home to many brownstones that date back before the Civil War, and many celebrities like Sarah Jessica Parker and Matt Damon call it home.
